The owners of the residential complex The Lydian in Washington's Mount Vernon Triangle neighbourhood have concluded a refinancing of 97.9 million US dollars. The loan is being provided by investment management firm Affinius Capital. The borrower is a joint venture of subsidiaries of Quadrangle Development and The Wilkes Company. The financing was arranged by a JLL team led by Chris Hew and Susan Carras.

The 14-storey Class A building at 400 K Street NW was constructed in 2018. The property comprises 324 residential units and 13,551 square feet of ground-floor retail space. The residential complex is complemented by various amenities for residents.

  • —A fitness centre with a private training studio
  • —Indoor and outdoor penthouse communal spaces with rooftop pool and sun deck
  • —A landscaped courtyard, dog-washing stations and a garage with 155 parking spaces

Development of the Mount Vernon Triangle location

Costa Kontoulis of Affinius Capital stated in an announcement that Mount Vernon Triangle has developed into a sought-after residential neighbourhood. The quarter is characterised by excellent connectivity to employment hubs, public transport and the urban infrastructure of Washington, D.C.

The multifamily housing market in the federal capital recorded a slight cooling in the first half of the year. According to a market report from research firm Matthews, workforce reductions in the federal service dampened demand for rental flats. The vacancy rate rose to 4.7 per cent, while the average monthly rent fell by 0.7 per cent to 2,227 US dollars since mid-2025.

Declining construction pipeline amid rising transaction volume

At the same time, the volume of projects under construction fell to a decade low. Investment activity, on the other hand, proved buoyant: in the twelve months to June this year, transaction volume rose by 44.5 per cent to a total of 8.24 billion US dollars.

With the closing of the current refinancing, the lender continues its activity in the institutional segment. Affinius Capital currently manages 64 billion US dollars in gross assets under management across North America and Europe.
