A comprehensive follow-up use has been arranged for the real estate portfolio of Horn Immobilien GmbH & Co. KG. All three former BMW locations of Autohaus Rolf Horn GmbH in Kall, Jülich and Erftstadt were brokered by Angermann NRW GmbH under an exclusive mandate. All transactions were concluded in a discreet off-market process, with confidentiality agreed regarding the financial framework and contract terms.
Structured follow-up use across three locations
The properties comprise a total usable area of around 3,500 square metres on plots totalling approximately 15,600 square metres of land. The physical specifications are tailored to automotive operations, each featuring showroom areas, workshops with direct reception, storage, office and staff facilities, as well as integrated car wash facilities.
- —Kall, Messerschmittstraße 12: The site, offering approximately 758 square metres of usable space, was sold to Kareitec GmbH.
- —Jülich, Rudolf-Diesel-Straße 5: The property, with an area of around 1,236 square metres, has been let to multiple occupiers on a long-term basis.
- —Erftstadt-Lechenich, Gildestraße 10: An international automotive retail group will occupy the property, which comprises around 1,529 square metres of usable space, under a long-term lease.
The future occupiers will make targeted use of the existing operational facilities. Kareitec GmbH, which specialises in the sale and servicing of industrial trucks and cleaning technology, will in future use the showroom, workshop areas, parts distribution and outdoor areas in Kall. At the Erftstadt site, the international retail group is establishing a new sales and service branch. In Jülich, a varied mix of uses has emerged, comprising a car repair workshop, vehicle valeting, car sales and car parts retail.
Strategic realignment and swift marketing
The commercialisation of the properties took place against the backdrop of an altered location strategy by the operating company. Autohaus Rolf Horn had discontinued business operations at the three locations concerned as of 31 March 2025. Since then, the company has concentrated its activities on the remaining branches in Euskirchen, Düren and Wesseling.
Dirk Horn, Managing Director of Horn Immobilien GmbH & Co. KG, explained that the primary objective had been discreet off-market marketing. The intention was to keep vacant periods to a minimum and directly approach financially sound tenants and buyers, which had been achieved according to plan. Mike Dimmel, Consultant Industrial & Logistics at Angermann NRW, highlighted the successful implementation of tailored solutions for each of the three car dealerships and emphasised the relationship of mutual trust throughout the entire marketing process.
