BA Real Estate Partners (BA REP), a company specialising in the development and optimisation of real estate projects, has received the building permit for the redesigned “LS519” project. The venture is located at Landsberger Straße 519 in the Munich-Pasing district. The current plan envisages the realisation of 32 residential units and one commercial unit, encompassing a total area of approximately 2,160 m².
This new permit results in a significant adjustment compared to the original concept. Compared to the previous plan, 17 additional units and an additional area of approximately 500 m² will now be created. The property was acquired by BA REP last year from an insolvency situation. At that time, a detailed plan up to and including service phase 5, which covered the structural implementation, already existed. There was also a declaration of division and a legally binding building permit for two commercial units, eight flats, and five townhouses.
Concept Adjustment and Market Orientation
After the takeover, the existing concept underwent comprehensive revision. The aim was a stronger orientation towards current demand in the Munich housing market. In the course of this reorientation, the average apartment size was reduced to approximately 63 m². At the same time, the proportion of commercial space was decreased in favour of additional residential space. A further measure of the new permit is the addition of an extra floor to the rear building, generating four more residential units.
Managing Director Marco Buchner of BA Real Estate Partners GmbH stated that the “LS519” project highlights the potential of consistent project development, even for advanced projects. He emphasised that the replanning of larger flats and townhouses creates additional living space in attractive locations. Robert Anzenberger, also Managing Director of BA Real Estate Partners GmbH, added that the concept of developing more compact, market-driven units appeals to a broader client base. The high current demand confirms this approach.
Realisation and Sales
The “LS519” project will be realised using a modern hybrid construction method. High-quality fitted flats and city apartments are planned, situated in a quiet courtyard location. Sales of the units have already been initiated through Siemax Immobilien. The overall project is being implemented in cooperation with Buchner Gruppe GmbH and EFD Europäische Finanzdienstleister GmbH.
