The project developer Bonava has commenced construction work for the 'Koppelhain' residential project in Hoppegarten, near Berlin. The scheme at Rennbahnallee 59 comprises a total of 60 residential units across a total living area of approximately 5,200 square metres. The building permit for the first construction phase has been granted; preparatory earthworks have begun, and the construction pit is currently being excavated.

The 'Koppelhain' quarter envisions the realisation of 53 owner-occupied flats, three terraced houses, and four semi-detached houses. The flats are designed with two to four rooms and feature living areas ranging from 59 to 96 square metres. Each unit is equipped with either a balcony or direct garden access. The offering is aimed at owner-occupiers as well as investors.

Location and Features

Niklas Püschel, project manager at Bonava, emphasised the construction start as an important milestone for 'Koppelhain'. He highlighted the creation of a family-friendly living environment in the direct Berlin surroundings. The quarter will include its own playground. Energy supply will be provided by in-house heat pumps, ensuring sustainable operation.

The project's location is characterised by its integration into the Neuenhagener Mühlenfließ landscape protection area, which ensures immediate proximity to nature. Recreational areas such as Lenné Park with Hoppegarten Palace are within walking distance. At the same time, residents benefit from excellent transport links: Berlin's Alexanderplatz is reachable in approximately 30 minutes via the S-Bahn line S5. Connection to the Berliner Ring is ensured via federal roads B1 and B5, respectively.

The first occupancies are planned for December 2027. The overall completion of the 'Koppelhain' project is scheduled for 2030. Bonava has already realised various projects in the immediate vicinity, including in Schöneiche, Ahrensfelde, and Falkenberg.
