In the Hamburg-Bramfeld district, developer and project manager Senectus has commenced the realisation of a residential building that will comprise a total of 32 residential units. The project is located in the immediate vicinity of the Otto Group, one of the largest employers in the area. The project's focus on the specific needs of companies located in the direct vicinity represents a strategic approach to meet local housing demand.
The construction project is characterised by its energy-saving design. It will be built to the demanding KfW 40 NH standard, which sets high requirements for energy efficiency. After final completion, certification with the Quality Seal for Sustainable Buildings (QNG) is also planned. This underscores the focus on ecological and sustainable standards in the construction process.
Housing Concept and Sustainability Features
The conceived housing mix includes units with sizes ranging from 30 to 55 square metres. This range was deliberately chosen to address the specific demand of larger employers in the immediate vicinity. The planning provides that the apartments will particularly meet the needs of employees of these companies, thereby ensuring a targeted market approach.
In addition to the energy standards, the project integrates further features to promote sustainability and future viability. These include the construction of green roofs, which make a positive contribution to the microclimate and biodiversity. Furthermore, a photovoltaic system will be installed to generate a portion of the required electricity directly on site. Electro-charging stations are also planned for electric mobility, offering modern infrastructure for residents and visitors.
