Nyoo Real Estate, a segment of the nationwide residential developer Instone Group, has announced the start of construction for the "nyoo lime" residential project in Duisburg's burgeoning "6-Seen-Wedau" district. This undertaking marks a further step in the gradual realisation of the entire district. "nyoo lime" will create a total of 85 residential units, consisting of 69 condominiums, distributed across four multi-family houses, and 16 townhouses.

The project will be built to the Efficiency House 40 standard and incorporates timber-hybrid construction. This includes the use of communal open spaces. Completion is scheduled for summer 2028. Stefan Dahlmanns, Managing Director of Nyoo Real Estate GmbH, emphasised that "nyoo lime" represents a relevant component for "6-Seen-Wedau". He stressed that the chosen housing types will integrate into the future district and set standards that ensure long-term benefits for residents. The construction method meets the requirements for energy efficiency and sustainable living quality in the heart of the planned "New Garden City". This corresponds with the sister project "nyoo berry" in Wedau, where planning is also consistently implemented, and collaboration with local partners is fostered.

The condominiums and townhouses of "nyoo lime" are arranged around communal open spaces. A central, car-free courtyard will function as a neighbourhood hub, flanked by children's play areas and tool-sharing stations for bicycles. All residential units are equipped with balconies, terraces, or gardens. The buildings are constructed to be barrier-free and feature lifts. An underground car park with 92 parking spaces complements the offering, with approximately 100 bicycle parking spaces also provided in sheltered areas.

The project, awarded the KlimaQuartier.NRW label, is being realised to the Efficiency House 40 standard. The multi-family houses are being built using timber-hybrid construction, combining prefabricated timber elements with mineral structures. The townhouses, however, are planned for pure timber construction. This approach reflects Nyoo's resource-efficient product philosophy, which aligns planning, construction processes, and execution with the scalability of living quality. By using timber as a renewable building material, the amount of bound CO₂ in construction is increased, and the proportion of emission-intensive materials is reduced. The buildings' energy supply is provided via district heating.

The emerging district of "6-Seen-Wedau" is part of a far-reaching conversion development on a former railway site. The project aims to gradually repurpose areas and connect districts. This is one of the largest inner-city conversion projects in North Rhine-Westphalia. Its location in southern Duisburg combines proximity to the 6-Seen-Platte recreational area with good connections to the Rhine-Ruhr metropolitan region and its employment, education, and supply centres. Sales for "nyoo lime" have already begun; one-third of the units are currently reserved. In parallel, the neighbouring project "nyoo berry" is also progressing as planned, with its shell construction nearing completion and interior fitting having commenced.
