Interior design firm Cynde Altheim Interiors has extended its lease for the third floor at 149 West 36th Street. The company will retain its 6,740 square feet (approx. 626 square metres) of office space in the Frangene Company building, located between Broadway and Seventh Avenue. The design firm, operating under the name Mark David Interiors, focuses on residential and commercial projects.

Cynde Altheim moved into the Garment District location in 2014. The six-year lease extension is one of two current transactions arranged directly with tenants by Noah Caspi and Todd Korren of Lee & Associates NYC, who represented the landlord. The second extension involved Excel Graphics, a full-service printing and graphics company, which moved into its 4,500 square feet (approx. 418 square metres) of office space on the fifth floor of 149 West 36th Street in 2019. The company signed an eight-year extension for its premises.

Todd Korren stated that both tenants carefully considered their options before committing to long-term extensions and ultimately recognised the benefits of remaining in the building. He emphasised that retaining high-quality tenants through direct negotiations is a win for both the owner and the tenants in any market.

The brokers did not disclose the asking rents for the two transactions. However, according to data from Cushman & Wakefield, the average asking rents for Class B office space in Midtown South were $81.14 per square foot in the second quarter of 2026. The 12-storey office building, with a total area of 58,000 square feet (approx. 5,388 square metres), is managed by GFP Real Estate on behalf of the landlord.

Other tenants in the property include United Parcel Service, which signed a contract for the ground floor of the adjacent building at 147 West 36th Street in April. Textile importer Liba Fabrics is also located there. This mix of companies highlights the attractiveness of the Garment District location, which is traditionally a hub for design and service industries.
