The Deutsche Zinshaus Group, a Frankfurt-based investor in residential and mixed-use properties, is initiating the creation of new living space in Frankfurt's Gallusviertel district with its GALLO263 project. The venture involves the revitalisation of a former hotel at Mainzer Landstraße 261-263 into a complex that will provide over 130 modern micro-apartments for urban target groups.
According to the current planning phase, a total of 132 residential units will be created in two interconnected buildings, spanning a total rental area of approximately 5,200 square metres. The rental areas of the apartments will vary between 25 and 44 square metres. The space offered in the five- and six-storey buildings will be complemented by up to three commercial units on the ground floor, intended for uses such as a gym, a laundrette, and a bakery with a café.
Urban Living Concept and Location Advantages
Moritz Kraneis, founder and managing director of the Deutsche Zinshaus Group, stated that the transformation of the property would create a holistic urban living concept. This concept would both enhance the micro-location and meet the high demand for living space from young tenants. The concept is specifically aimed at a growing clientele of students, expats, young professionals, and project staff seeking flexible and comfortable living solutions.

Kraneis also highlighted the excellent connection to the public transport network and the central location with numerous gastronomic and cultural offerings in the immediate vicinity. Construction for GALLO263 is scheduled to begin in the first quarter of 2027.
Sustainability and Value Retention
The modernisation measures for the building complex, dating from 1968, include not only a complete technical and energy upgrade but also an architectural enhancement. French balconies, small terraces, a roof terrace, and communal areas are intended to foster connection within the building and with the neighbourhood. This revitalisation also contributes to improved ESG performance and ensures the long-term usability of the property.
