The Werft68 commercial district in Düsseldorf-Holthausen is celebrating another letting success. BEOS AG has secured Karatas Backwaren GmbH as the first tenant for the newly developing "Rheindocks". The company has leased approximately 3,500 square metres of warehouse and office space across two units in Block A. The concluded lease agreement has a term of ten years. Handover of the premises is scheduled for mid-September, with operations planned to commence in the first quarter of 2027.
This initial letting in the "Rheindocks" follows previous successes in the "Loftworks" of the same area and marks a development milestone for the Werft68 commercial district. The agreement underscores the attractiveness of the Düsseldorf-Holthausen location for manufacturing and commercially oriented companies. Factors such as connectivity to the supra-regional transport network and its location in one of Germany's strongest economic regions contribute to this.
Concept of the "Rheindocks"
The "Rheindocks" are an integral part of the Werft68 commercial district on Reisholzer Werftstraße in Düsseldorf-Holthausen. The new warehouse and office spaces being created there are designed for flexible uses to accommodate companies of various sizes. They offer modularly structured units starting from 1,200 square metres of warehouse space and office components from 270 square metres.
The spaces are complemented by modern and sustainable building features. The concept includes over 3,000 photovoltaic modules, heat pump technology, charging infrastructure for electromobility, and an aspired DGNB Gold certification. Jochen Butz, Head of Real Estate Development Light Industrial & Commercial Region Cologne, stated that Karatas Backwaren, with its usage concept, fits perfectly with the area and that this first letting represents an ideal start for the new light industrial component of Werft68. He added that discussions were already underway with further interested parties for the still available spaces.
Cihat Karatas, Managing Director of Karatas Backwaren GmbH, expressed that the company had found a location at Werft68 that aligned with its long-term corporate objectives. The modern premises offered optimal conditions for the company's further development. He thanked BEOS AG for the collaborative partnership during the letting process. The settlement was supported by Düsseldorf Economic Development in the context of a partnership.
