Florian Danitz has taken over the management of DAHLER Munich City. He stated that the Munich real estate market is considered one of the most relevant in Europe due to its economic strength, high quality of life, and the diversity of its districts. The market's variety was highlighted as its special characteristic.
Danitz announced that he and his team would develop the branch and provide individual advice to clients based on in-depth knowledge of the respective micro-locations. The takeover of management occurs at a time when the market is in a consolidation phase. A current analysis by DAHLER, based on data from ImmoScout24, substantiates this development.
The analysis shows that both premium condominiums and premium houses recorded a downward trend in the second quarter of 2026. For premium condominiums, asking prices fell by 5.2 percent compared to the previous year's quarter. Supply decreased by 12.7 percent, and demand saw a decline of 26.0 percent.
Significant declines were also registered for premium houses. Asking prices fell by 18.2 percent, supply decreased by 11.5 percent, and demand dropped by 16.7 percent. These figures underscore the ongoing consolidation in the premium segment of the Munich real estate market.
The overall market for residential properties in Munich also continued to consolidate. Asking prices for condominiums decreased by 3.4 percent to a value of 8,189 EUR per square metre. This value remains slightly above the level of the second quarter of 2024, which was 8,128 EUR per square metre. For houses in the overall market, asking prices reduced by 7.6 percent.
