The Habona Invest Group completed the acquisition of four local retail properties for the closed public fund Habona Deutsche Nahversorgungsimmobilien Fonds 08. The total transaction volume for these acquisitions amounts to approximately EUR 23 million. The properties, located in Lower Saxony and Bavaria, are characterised by long-term lease agreements with established operators, with the average remaining lease term being approximately 15 years.

Locations and Acquisitions

Two of the acquired properties are REWE locations in Lower Saxony. In Alfeld, a local retail site completed in 2025 was acquired, comprising a rental area of approximately 2,450 square metres. The main tenant is REWE, supplemented by a Subway restaurant. This property is equipped with a photovoltaic system and charging infrastructure. The second REWE location is in Isernhagen near Hanover. This property, which is leased long-term, has over 2,300 square metres of rental space and is utilised by a REWE supermarket and a beverage market. The seller of both properties was the VSP Group from Hildesheim.

Furthermore, a Netto Marken-Discount, constructed in 2024 in Ganderkesee, Lower Saxony, was acquired. The property offers approximately 1,200 square metres of rental space and fulfils an essential supply function in the northern municipal area. This property complies with current ESG standards and features a photovoltaic system as well as preparation for e-charging infrastructure. In Ustersbach in the district of Augsburg, a newly built EDEKA market with approximately 1,600 square metres of rental space was additionally acquired. This location is situated directly on the B300 federal road and contributes to the supply of the municipality and its surrounding area. The seller of this property is a local project developer.

Legal and Technical Review

Legal advice for Habona Invest regarding the transactions was provided, among others, by McDermott Will & Schulte Rechtsanwälte Steuerberater LLP and GvW Graf von Westphalen. Technical due diligence was carried out by alea real GmbH. With these acquisitions, the Habona Deutsche Nahversorgungsimmobilien Fonds 08 fund has reached its target volume of approximately EUR 68 million. Further acquisitions for the successor fund, Habona Deutsche Nahversorgungsimmobilien Fonds 09, are already being planned and are anticipated in the future.
