The Hamburg investment market for commercial properties registered a transaction volume of approximately EUR 1.25 billion by the close of the third quarter of 2026. This figure is just under seven percent below the result for the comparable period of the previous year. The moderate market recovery observed in the first half of the year did not continue into the third quarter.
Although the number of registered transactions was around 14 percent higher than the previous year's figure, there was a noticeable absence of large transactions and portfolio sales in comparison. Several sales processes that had already been initiated could not be concluded to date due to altered framework conditions and ongoing planning uncertainties. The current market situation is considered challenging, as interest rates have recently risen again.

The increased financing costs are leading to a re-evaluation of properties, and thus to renegotiations, even in ongoing transaction processes. This results in extended decision-making processes; consequently, individual transactions are being postponed or cancelled entirely. Under the current conditions, no significant market recovery is expected by the end of the year. The transaction volume is likely to remain at best at the previous year's level by year-end. A 'year-end rally' is not anticipated based on current assessments, implying a continuation of moderate market activity.
