The integration of intelligent systems into the building envelope is becoming increasingly important in the real estate sector. Smart windows, doors and sun protection systems enable precise control of building functions and significantly contribute to optimising comfort, energy efficiency and security. The German Association for Windows + Facades (VFF) highlights the current possibilities of this building technology and provides guidance on its implementation in the context of the smart home.
A key advantage of these technologies lies in improved living and operating comfort. Automatic shading systems, such as roller shutters or external venetian blinds, react autonomously to solar radiation. Sensors measure brightness and control the external sun protection to prevent interiors from overheating on warm days. This preventative measure can block up to 90 per cent of the heat, which reduces the need for air conditioning and thus saves energy.
Frank Lange, Managing Director of the VFF, emphasises that the autonomous adaptation of windows, sun protection and ventilation to solar radiation and room temperature effectively limits the overheating of interiors. This can minimise or even render air conditioning systems obsolete, offering both ecological and economic benefits.
Security and Energy Savings through Networking
Beyond the indoor climate, smart windows and doors enhance security and prevent energy losses. Discreet sensors integrated into window rebates detect the opening status of windows and transmit this information to the user's smartphone. This allows for quick checking when leaving the house. Furthermore, windows can be motorised and integrated into the smart home control system. In the event of high humidity or on command, windows can open automatically for ventilation. If the system detects an open window, it automatically lowers the heating, thereby preventing the loss of valuable heating energy.
Planning Recommendations for Smart Home Systems
Given the versatile functions, the VFF recommends a step-by-step development of smart home systems, starting with particularly practical applications. For seamless expansion and long-term reliability, three aspects are important in the planning phase:
- —Basic functions should be operable even without an app, internet connection or cloud service. Emergency operations for roller shutters and sun protection, as well as physical keys for front doors, are fundamental to ensuring functionality in the event of technical failures.
- —The selection of open and manufacturer-independent compatible systems is crucial for future expandability. Early clarification of compatibility with specialist companies and the question of continued usability when changing providers are essential, as VFF Managing Director Frank Lange emphasises.
- —Government subsidies are available for many energy-efficiency-enhancing smart home applications, such as automated sun protection. Within the framework of the Federal Funding for Efficient Buildings (BEG), grants of up to 15 per cent of investment costs can be awarded. Early information gathering and clarification of eligibility for funding with specialist companies or advisory centres are recommended.
