The Machmeier Gruppe has successfully transferred its real estate portfolio, known as the “Next Generation Portfolio”, to an acquirer. The notarisation of this transaction took place in September 2025, with completion effected in the second quarter of 2026. Kromeich&Partner GmbH acted as an advisory and brokerage firm in this transaction.
The portfolio comprises three logistics and light industrial properties located in Sontra, Mannheim, and Philippsburg. The total rental area of these properties amounts to approximately 60,400 square metres, spread over a plot area of more than 106,000 square metres. All three properties are new builds and meet current ESG requirements, which contributed to the naming of the portfolio, among other factors.
Denise Kromeich, Managing Partner at Kromeich&Partner, explained that the name had a dual meaning. On one hand, it referred to the modern condition of the properties: ESG-compliant, technically up-to-date, and without any renovation backlog. On the other hand, it reflected the composition of the individuals involved, whose driving forces belong to a generation that reimagines logistics properties. This approach characterised the entire process, which proved to be pragmatic, direct, and efficient, from initial contact to notarisation.
Details of the Individual Properties
The property in Mannheim, with a total rental area of approximately 14,200 square metres, was handed over as a completed asset. Its strategic location between Mannheim and Heidelberg, connected by a direct link to the A6, generates significant letting potential within the established Rhine-Neckar market. The property in Philippsburg, with a planned total rental area of around 23,900 square metres on a plot area of 40,140 square metres, represents the largest single asset in the portfolio. It is being handed over to the acquirer as a project development and will be finalised by them. Its proximity to the A5 and the wider Heidelberg area underscore the quality of the location.
In Sontra, there is a completed hall with a total area of approximately 22,300 square metres, which is immediately available. This property features 17 HGV ramps, an FM Global certified sprinkler system, and covered side loading gates. Its geographical position between Bad Hersfeld and Eisenach, with connections to the A4 and A44, advantageously places the property within the logistics-affine central German corridor.
Dominik Machmeier commented on the transaction, emphasising that the “Next Generation Portfolio” demonstrated that high-quality logistics developments can also be successful outside classic metropolitan areas, provided that the factors of location, quality, and timing are optimally aligned. The properties also all have DGNB Gold certification and feature planned photovoltaic systems on their roof areas.
