GVG Immobilien Service GmbH (GVG) is developing a comprehensive workspace and community concept in Munich’s Freimann district, branded as LILO Flexible Working Spaces. This undertaking is being carried out in cooperation with Michael O. Schmutzer, founder of Design Offices, and Olufemi Moser Architekten GmbH. The aim is to create a central business hub that represents an evolution of Munich's existing office landscape.

The Lilienthalhaus, built in 2002, long served as a functional location for companies such as BMW and Financial Markets Service Bank, surrounded by other industrial enterprises like MAN and MTU. GVG builds upon this history, establishing LILO across approximately 45,000 square metres, a property comprising three buildings. The concept integrates generous outdoor areas and a hospitality offering tailored to the demands of the modern working world.

Focus on Flexibility and Community

LILO is characterised by a high degree of spatial flexibility. With “LILO Ready”, it offers workspaces for a minimum rental period of three months, supplemented by “LILO Meet” for flexible meeting rooms and “LILO Office” for office and commercial spaces that can be rented for three years or more. This structure allows for adaptation to the respective needs of teams and companies of varying sizes. The concept extends across the entire campus, with a spacious reception area featuring a lobby, various lounges, and a rooftop terrace overlooking Munich forming its focal point. The latter is intended for event and conference formats.

Thomas Schmid, Managing Director of GVG, describes the community spaces as the heart of LILO, designed to foster exchange, networking, and a basis for collaboration. ACCUMULATA Operations (AOP) will undertake the management and operational activities for a period of ten years on behalf of GVG. This is AOP’s second operator mandate and its first in an existing property. AOP is responsible for the front desk, overseeing hospitality services, and curating a programme of networking events and impulse lectures. The administration of meeting and workshop areas for up to 199 people, including booking management and technical support, as well as the flexible office spaces (LILO Ready), also falls under AOP’s purview.

Resource-Efficient Revitalisation and Holistic Design

Bettina Stadler, Managing Director of ACCUMULATA Operations GmbH, emphasises the importance of active management for the success of an office building, explaining that comprehensive service and host quality strengthen user loyalty and positively influence occupancy and tenant satisfaction. Architecturally, an integrated concept of interior design and architecture has been developed and embedded within a comprehensive brand strategy. Jörg Moser of Olufemi Moser Architekten describes the guiding principle of entrepreneurship as having been translated into the design. Yellow was chosen as the corporate colour to convey freshness, youthfulness, and confidence. This colour is found in both the interior and the plinth area of the exterior facade.

The revitalisation was carried out with a focus on resource conservation and the preservation of the existing building fabric. Following a screening of available materials, parts of the flooring, doors, and glass partition walls were reused. Suspended ceilings were removed to expose the raw concrete structures with building services. This measure contributed to the naming LILO (Lilienthal Lofts). The design is complemented by homely furniture, carpets, and extensive greenery indoors and out. Furthermore, natural and sustainable materials were predominantly used for the interiors.
