Livory, a real estate developer, has acquired an approximately 2,080 m² building plot in Berlin's Lichtenberg district. The site, which spans a single parcel, currently houses a single-storey commercial building that previously served various purposes. During the GDR era, the building functioned as an Intershop, and after reunification, Lidl used the site for retail premises. Most recently, the property operated as a car repair shop.
The acquired site is earmarked for residential development. The plan is to construct around 90 residential units, which will comprise a gross floor area of approximately 5,500 m². The necessary building rights for this have already been secured through a corresponding preliminary building permit.
Location and Surroundings
The plot is located on Eitelstraße in the so-called Weitlingkiez, situated in the eastern part of the capital between the districts of Friedrichshain and Marzahn. This district is characterised by a combination of Wilhelminian-era buildings, modern residential developments, and new builds. Berlin-Lichtenberg is described as a green and family-friendly district with a high quality of life, as well as a business location with an established infrastructure. The immediate surroundings are defined by quiet residential streets, educational institutions, a sports stadium, and numerous listed residential complexes.

Strategic Development and Parties Involved
With this acquisition, Livory continues the strategic expansion of its presence in Berlin-Lichtenberg. In addition to the project on Eitelstraße, the company is already developing the YUNA residential project on Lückstraße, comprising 124 rental apartments. Manuel Al Hamwi, Head of Development at Livory, commented on the acquisition, stating that the company is consistently pursuing its strategy. He emphasised that the focus is on developing future-proof housing in well-connected, established neighbourhoods that offer both a high quality of life and long-term stable prospects. The development of the plot is being carried out by Livory as an investment and development manager on behalf of an investor mandate from Henderson Park. Livory was legally advised by the law firm POELLATH during the transaction. Confidentiality was agreed upon regarding the purchase price.
