In the first half of 2026, NAI apollo advised on the sale of almost 1,800 residential units. The total transaction volume for these sales reached approximately EUR 60 million. A significant portion of this volume resulted from the successful marketing of a residential portfolio that originally comprised several thousand units at eight locations in Saxony and Brandenburg.
Most recently, 527 flats in Hainichen and 640 flats in Kitzscher were sold in August. The initial portfolio, which originated from insolvency proceedings, was previously structured into smaller, market-appropriate sub-portfolios. The segmentation was primarily carried out considering the location, the quality of the existing stock, and the respective ticket size of the units. This bundling of assets with comparable characteristics creates products tailored specifically to the requirements of the respective buyer market.
Strategy for Portfolio Structuring
This approach enables the successful marketing of even larger portfolios in a selective market environment and their sale to diverse investor groups. Mario Stanke, Head of Residential Investment at NAI apollo, stated that large residential portfolios can often no longer be sold as a complete package to a sufficiently broad range of buyers in today's market. He emphasised the necessity of specifically segmenting assets and developing smaller, market-appropriate sub-portfolios from them.
Stanke further explained that while the buyer market exists, it needs to be addressed much more precisely than just a few years ago. NAI apollo therefore acts as a residential portfolio structurer, developing a robust positioning for each sub-portfolio. This particularly considers the location, quality, business model, and suitable ticket size for the respective buyer market.
NAI apollo exclusively advises on transactions and covers the entire process chain. This includes the analysis and valuation of assets, the development of suitable sub-portfolios, as well as targeted buyer outreach and the management of the entire sales process. Mandates supported include residential properties of institutional investors and private equity firms. Currently, further nationwide residential portfolios totalling approximately 3,000 units are being marketed or prepared for sale.
Market Overview and Outlook
According to NAI apollo's surveys, approximately 29,700 residential units were traded nationwide through portfolio transactions in the first half of 2026. The transaction volume achieved was around EUR 4.47 billion. Excluding large deals above EUR 500 million, this represented the strongest first half-year since the interest rate turnaround in summer 2022. NAI apollo predicts that individually segmented sub-portfolios will continue to gain importance given the persistently selective investor landscape.
