90 Bowery, the graffiti‑stained landmark that once housed Jay Maisel’s family for nearly 50 years, is set to become a permanent office home for the first time since its 2015 sale to Aby Rosen’s RFR. The new tenant is Industrious, a “workplace experience” firm that already operates several New York City sites; its Bowery location is poised to serve as the flagship. Natalie Levin, Industrious’s real‑estate director, described the space as a “trailblazer footprint” in the lively NoLita and Lower East Side corridor.

    The 38,000‑square‑foot, 1898 former bank building contains 33,231 square feet of office space that had largely sat empty after Rosen’s $55‑million purchase. While a handful of creative agencies occupied the space for a few years, Industrious promises long‑term stability. The ground floor hosts the trendy retailer Supreme, and the building’s 72 rooms once accommodated the Maisel family’s private residence and workspace.

    Rosen upgraded the building’s infrastructure and removed graffiti from upper levels, preserving the gritty street‑level murals as a nod to the neighborhood’s history. RFR leasing chief AJ Camhi called the property an “evolving work of art” and a unique opportunity for Industrious to deliver a curated workplace experience in one of New York’s most storied spaces. The asking rent is $95 per square foot, with RFR represented by Camhi, an in‑house team, and JLL, while Industrious’s Levine handled the deal in‑house.
