&K Real Estate is moving forward with a $20 million mixed-use project in Westchase. The development will feature two buildings spanning 190,000 square feet, including office space, retail, and restaurants, located between 3507 and 3515 Rogerdale Road. The buildings will be approximately 80,000 and 110,000 square feet each.
The project's designer is Houston-based Anderson Canyon, and construction is expected to begin in early February with a completion date set for about a year later. The location offers easy access to the Westpark Tollway and Sam Houston Tollway, making it an attractive option for businesses.
Houston's office market has struggled due to a large amount of vintage inventory and remote work norms rendering many properties obsolete. However, new buildings with amenities tend to fare better. Despite this, Houston's foreclosure rates remain high, with 1,791 foreclosure starts in the third quarter, ranking fifth among major cities.
In response to changing office culture, some operators are pivoting to small spec suites that cater to small tenants or those needing flexibility. Y&K Real Estate, founded by Joseph Shum, is also involved in property sales and development beyond this project.
