lvin, a growing suburb southeast of Houston, may adopt zoning ordinances as it transforms from a rural town. The city's 29,000 residents in Brazoria County currently lack zoning restrictions, a rare exception among surrounding municipalities. However, with the impending extension of the Grand Parkway expected to boost development, Alvin is reconsidering its approach.

    The city has partnered with consulting firm Baxter & Woodman to create a comprehensive master plan, set for completion by next summer. Residents are seeking more control over what can be developed in their area, as Paul Chavez, economic development director, notes that big fields near properties were once seen as permanent fixtures but are now being eyed for development.

    While zoning ordinances can protect property values, they also restrict certain housing types, such as apartments or smaller single-family homes. The city plans to engage the community through an open house on November 20, where residents and business owners can provide feedback on the master plan.
