mazon has significantly expanded its logistics presence near Denver International Airport, purchasing a large warehouse and 13 acres for $91.1 million. The Seattle-based e-commerce giant acquired Building 1, a 625,000-square-foot warehouse at DIA Logistics Park in Aurora, for $86.1 million, as well as a vacant parcel next door for $5 million. The combined deal works out to $138 per square foot for the warehouse and $384,615 per acre for the land.
The warehouse, built last year on 46 acres, features 92 docks, 40-foot ceilings, and parking for 288 cars and 176 big-rig trailers. Amazon's purchase expands its presence near the airport, about 2 miles away, where it has operated since opening its first facility in Aurora in 2016.
Despite a slump in the warehouse market nationwide, which began to cool in 2022, Amazon is restarting expansion of its logistics footprint. The company's U.S. facilities are projected to grow by 43 million square feet this year, up from growth of less than 30 million square feet last year. This move could potentially lead to a turnaround in the industrial market, which has seen declining demand and rising vacancies due to excess supply and a waning e-commerce boom.
