oston Scientific is selling its 226,000-square-foot complex in Minnetonka and expanding its footprint at its Weaver Lake site in Maple Grove. The medtech company has invested hundreds of millions in the northwest Twin Cities suburb, where it employs around 10,000 workers in Minnesota. As part of its ongoing real estate strategy, Boston Scientific is moving employees from its Minnetonka site to its Maple Grove location later this year.
The for-sale Minnetonka parcel includes lab, warehouse, and high-end office space on 24 acres. The company will consider leasing the facility through June 2026 but will cease all operations at that time. Boston Scientific's workforce has doubled in the past 15 years, with its divisions doing business in Minnesota, including a large cardiology segment headquartered in the state.
The company declined to answer specific questions about the Minnetonka sale and potential layoffs. The listing for the property highlights its attractive location near a stop on the Metro Green Line light rail and part of one of Minneapolis-St. Paul's most affluent suburban submarkets. CBRE Senior Vice President Harrison Wagenseil notes that the property is beautiful and in high demand due to its proximity to other medtech and life science companies.
Boston Scientific's expansion at Weaver Lake will support the influx of Minnetonka employees, with room for training, research, and development. The project is expected to produce 440 new full-time equivalent jobs by 2030. Other Minnesota companies are also investing in the northwest suburbs, including Graco, which is relocating its HQ near new factories and distribution centers.
The Twin Cities office market has struggled since the pandemic, with a 24.8% vacancy rate for class A office space in the first quarter of 2025. However, areas like the northwest suburbs are faring better, with a 14.7% vacancy rate.
