new luxury rental building is set to debut in Brooklyn's Gowanus neighborhood, marking a significant shift from the area's industrial past. The 17-story development, 544 Carroll, boasts 133 units, including two floors of penthouses and one extravagant duplex. The building's crown jewel is a $25,000-a-month, 2,500-square-foot duplex that will be the largest and most expensive rental in Gowanus.

    The rest of the units range from $4,700 for a one-bedroom to $15,000 for a premium three-bed penthouse, with a quarter designated as permanently affordable. The building prioritizes spaciousness, with even the smallest units offering 630 square feet. Many units feature luxurious touches like marble countertops and walk-in closets.

    Avery Hall's Jesse Wark and Brian Ezra say they're catering to a growing demographic of high-earning renters who prefer flexibility over homeownership. This trend is driven by factors such as transient jobs, high mortgage rates, and economic uncertainty. The building offers a range of luxe amenities, including a pilates studio, children's play area, pet spa, and private dining room.

    As Gowanus undergoes rapid transformation, 544 Carroll represents another step in the neighborhood's evolution from gritty warehouses to upscale rentals and trendy businesses. With over 6,700 new units currently under development, the area is poised for significant growth. Ezra credits the building's dual identity – situated near Park Slope's established amenities – as a key factor in its success.

    "It's the combination of tapping into that new energy and also harnessing this existing, beautiful, super strong neighborhood in Park Slope that created this unique opportunity," Ezra said.
