Cade Capital acquires West Miami properties for $26.5 million

C
ade Capital has expanded its real estate portfolio with the $26.5 million purchase of a West Miami motel and mobile home park, along with an adjacent Autozone store. The firm acquired Sunnyside Motel & Trailer Park at 6020 Southwest Eighth Street and a retail building at 6024 Southwest Eighth Street, according to records and real estate database Vizzda. Altamar Financial Group provided the buyer with a $17.2 million mortgage.

The Sunnyside site features eight buildings constructed in 1935 and 1951, while the Autozone building was completed in 1997. Alex Suarez of Global Investments Realty represented both the buyer and seller in this off-market deal. The previous owner, Marquis Property Company, had purchased the property for $21 million in 2021.

Marquis also acquired the nearby Silver Court mobile home park at 3200 Southwest Eighth Street for $29 million that same year. Suarez stated that Marquis plans to retain ownership of Silver Court and will not vacate the current tenants at Sunnyside, as it has been well-maintained over its 70-year history.

Cade Capital is led by principals John Marquez, Juan Moroso Marquez, Jose Vizcarrondo, and Alfredo Vargas Marquez. The firm is currently developing a multifamily project in Coral Gables on a site purchased for $11.5 million last year. Mobile home parks are becoming increasingly scarce in South Florida as developers seek to redevelop these properties into more lucrative projects.

In recent developments, Miami-based Melo Group submitted a $35 million bid for a 16-acre mobile home park in El Portal, while developer Saulo Perez plans to replace a Fort Lauderdale mobile home park with a 978-unit apartment complex.
