New warehouses near airport, southeast Denver apartments sell for $32M.

vergreen Devco has broken ground on a 279,374-square-foot industrial development at 4439 N. Telluride St. and 17688 E. 45th Ave. in Denver. The property features 39 trailer parking stalls and is expected to be completed early next year. It's the only undeveloped, industrial-zoned site near the I-70 & Pena Blvd interchange.

    5100 Leetsdale Owner LLC has acquired The Atrii Apartments at 5100 Leetsdale Drive in Denver for $32.5 million from Montgomery Partners Inc and MRP Capital Inc.

    Fuller Real Estate reports that South Golden LLC purchased a used car lot at 16650 S. Golden Road on 0.61 acres in Golden for $875,000 from Sams Property Management LLC. Travis Wanger and Alex Scott represented the seller, while Mike Kalicak of Alpha Real Estate represented the buyer.

    Lincoln Property Company has announced several lease deals:

    * Brown Gren Abraham & McCracken leased 16,777 office square feet at 3801 E. Florida Ave. in Denver.

    * RSL Contractors leased 15,000 square feet at 4686 Ivy St. in Denver.

    * BIF IV Intrepid Opco leased 9,126 square feet at 11001 W. 120th Ave. in Broomfield.

    * David E Harvey Builders leased 3,438 square feet at 2000 S. Colorado Blvd. in Denver.

    * Peak Data Management leased 1,217 square feet at 10901 W. 120th Ave. in Broomfield.

    * Mid Oil Resources leased 1,014 square feet at 2000 S. Colorado Blvd. in Denver.

    Lee & Associates reports that Kinetic Energy Services LLC leased 9,048 industrial square feet at 2892 W. 64th Ave. in unincorporated Adams County.

    Impact Commercial Real Estate has announced two deals:

    * Frame It leased 6905 S Broadway Unit #107 in Littleton for five years.

    * Impact Commercial Real Estate leased 1,650 office square feet at 7000 S. Yosemite St. in Centennial for its new "primary location."

    Axio Commercial Real Estate reports that Ricco's Burritos leased 1,584 square feet at Plaza de Santa Fe, 1335-1338 Santa Fe Drive in Denver, while Cricket Wireless signed a lease for 998 square feet in the center.

    Deals from deeds include:

    * 9034 East Mineral Avenue LLC purchased a daycare building at 9034 E. Mineral Ave. in Centennial for $2 million from WP Mineral Ave LLC.

    * Manufacture Shop LLC purchased an industrial property at 4805 N. Kingston St. in Denver for $1.5 million from VK Management Solutions LLC.

    * THS 1021 LLC purchased 4242 South Broadway in Englewood for $1.07 million from PLS Broadway LLC.
