REModels Lighthouse, a newly launched module for the cloud‑based CRESuite platform, gives investors and asset managers instant, ledger‑driven insights into the performance of multifamily, office, retail, industrial and other real‑estate portfolios. By pulling data straight from the general ledger, the tool eliminates the need for manual reporting and provides a ready‑to‑analyze view of every asset.
Key capabilities include:
* Custom grouping of assets by type, location, size, manager, lease‑up status, or any other criterion, enabling tailored investment strategies.
* A clean, analysis‑ready dashboard that displays current portfolio performance without the usual spreadsheet work.
* Anomaly detection that links irregularities directly to the underlying invoices, making it easy to pinpoint problems.
* Occupancy tracking at both the asset and portfolio levels.
* Automatic generation of actual‑vs‑budget reports that can be broken down by month, quarter or year‑to‑date.
* Trend analysis within user‑defined expense and cash‑flow views.
* Budget creation tools that use historical data and past performance to forecast future results.
Lighthouse is part of the broader CRE Suite model library, which also offers underwriting, portfolio analysis and asset‑management tools. Subscribers can now combine newly available budget data with historical cash flows and reforecasts to gain a fuller picture of asset performance.
Mike Jaworski, co‑founder and Managing Director of CREModels, notes that the company has long been the industry standard for pro‑formas and underwriting models. “With Lighthouse, developers and investors can now access the same high‑quality reporting and analytics throughout the entire asset lifecycle,” he says. “It’s a significant leap forward.”
VP Max Garbus, head of Product Management and Operational Excellence, highlights the module’s ability to align cash flows with budgets and pro‑formas, making monitoring effortless at both the individual asset and portfolio levels. “You can instantly see why a budgeted figure diverges from reality,” he explains. “Property managers can drill down from high‑level categories to specific invoices, eliminating hours of data compilation.”
The analytics‑first design of Lighthouse integrates with standard accounting software and can also connect to in‑house systems and other data sources. AI agents and machine learning power custom workflows and automations that boost efficiency. Mike Harris, co‑founder and Managing Director, points out that many investors rely on accounting platforms that lack robust analytics or resort to manual spreadsheets. “Lighthouse provides a true analytics engine,” he says.
Thousands of accounting lines are automatically imported and sorted into standardized categories—such as CAM, admin, utilities, professional fees, management fees, commissions, insurance, real‑estate taxes, and repairs and maintenance—customizable to each client’s needs. The resulting dashboards give a comprehensive view of effective gross revenue, total operating expenses, occupancy and NOI. “These visualizations translate complex data into a language that non‑accountants can understand,” Harris adds.
For general partners, Lighthouse offers a data‑driven foundation for decisions ranging from reserve management to investor distributions. Jaworski concludes, “Knowing where you stand today, where you should be, and what to expect in the coming years is essential for maximizing asset and portfolio performance.”
