allas-based Lincoln Property Company has broken ground on the Brookhollow Business Center, a 312,000-square-foot industrial park near Love Field. The project involves redeveloping a 17-acre truck terminal facility on Empire Central Drive into two Class A industrial buildings. Completion is expected in October 2025.
The development will cater to the growing demand for light industrial space in the DFW market, which has seen sustained rent growth due to limited supply and new construction. "Light industrial properties like Brookhollow offer a unique opportunity to meet current market demands," said Michael Peinado, Senior Vice President at Lincoln.
Building one is a 207,000-square-foot cross-dock facility with 36' clear height and 226 parking spaces. Building two is a 105,000-square-foot rear-load facility with 32' clear height and 184 parking spaces. The properties are being marketed for lease by Peinado, Tom Kuhlmann, and Gil Stroube.
The DFW industrial market leads the US in net absorption, with over 1 billion square feet of inventory as of Q3 2024. However, construction activity has declined significantly year-over-year, from 16 million to 5 million square feet under construction at the end of Q3.
