DC Metro Area Sees Mass Exodus as Residents Flee to New Properties

ecent images of real estate properties in the DC Metro area have sparked concerns about a mass exodus from the region. However, local realtors and Greater Capital Area Association of Realtors (GCAAR) President-elect Russell Brazil argue that this is not the case.

    Brazil notes that inventory levels are actually lower than they were in May 2024, with around 5,000 listings compared to 9,000 at that time. He attributes this to the typical seasonal pattern, where fewer people move during winter and more do so in the spring. Brazil also shared his personal experience of making eight offers on homes over the past month and a half, all without contingencies and above list price.

    Here are some key statistics on available inventory and population for the DC Metro area:

    * Montgomery County, MD: 1,788 single-family home and townhouse listings (population 1.06 million)

    * Fairfax County, VA: 869 single-family home and townhouse listings (population 1.14 million)

    * Washington DC: 967 single-family home and townhouse listings (population 700,000)

    * Arlington VA: 385 single-family home and townhouse listings (population 240,000)

    * Prince George's County, MD: 984 single-family home and townhouse listings (population 950,000)

    Total inventory in the DMV area is approximately 4,993, with a total population of around 4.1 million.
