isch Properties has unveiled the design for a 12-story apartment building in Beverly Hills, its second builder's remedy project in the upscale city. The locally based developer, led by Bill Fisch, filed plans earlier this year to build the 65-unit highrise at 9430 West Olympic Boulevard. According to Urbanize Los Angeles, which cited an Ottinger Architects social media post, the building will feature a curved glass design.
The tower will replace a three-story commercial building built in 1989 and is part of four residential developments by Fisch and the Aflalo family near Beverly Drive and Olympic. Plans for the 12-story building include one-, two-, and three-bedroom apartments, ground-floor shops and restaurants, and parking. The design, created by Venice-based Ottinger Architects, boasts a bold, curved facade with floor-to-ceiling windows that allow natural light to flow into apartments.
Fisch Properties is a development arm of Aflalo Equities, which has also filed plans for several other projects in Beverly Hills, including an eight-story apartment complex and supermarket. The builder's remedy loophole allows developers to skirt zoning rules in cities like Beverly Hills if they include at least 20 percent affordable housing.
