Developer Standard International doubles down on Miami with second luxury condo project

Standard International partners with Harvey Hernandez's Newgard and Two Roads Development on new Miami condo project.

tandard International is set to brand a second Miami condo tower with developers Harvey Hernandez's Newgard Development Group and Two Roads Development. This partnership follows Hernandez's recent collaboration with Two Roads on the three-tower One Brickell Riverfront project along the Miami River. The new building, Standard Residences, Brickell, will be located at 690 Southwest First Avenue and feature 45 stories and 422 units.

    The first phase of construction has begun on Lofty Brickell, a planned 44-story, 363-unit condo building at 99 Southwest Seventh Street in Miami. Hernandez's Newgard Development Group recently secured a $170 million construction loan for this project, which is now 94 percent presold. The second tower will offer units ranging from 500-square-foot studios to 1,100-square-foot, two-bedroom condos, with prices starting at $600,000 and going up to $2 million.

    Amar Lalvani, president of Hyatt's lifestyle group, said the success of Standard International's first Miami condo project, the Standard Residences Midtown Miami, was a key factor in their decision to partner on this new development. The sales center for the second tower is set to open later this year, and amenities will include a rooftop pool deck, spa, infinity plunge pools, and more.

    The building will not have a hotel component and will not allow short-term rentals. Hernandez aims to complete both buildings by the end of 2026 and has secured financing for the project. Taylor Collins, managing partner of Two Roads, believes that buyers are drawn to hotel brands due to their expertise in creating specific lifestyles, which he says the Standard brand will bring to the Brickell market.
