enturion American Development Group plans to start construction on Alpha Ranch, a massive residential development spanning 1,825 acres along Highway 114 north of Fort Worth. The two-phase project will comprise approximately 4,000 residential lots and could be completed by the end of 2026.
The first phase, situated near Sendera Ranch Boulevard, is expected to feature homes from seven prominent builders: Ashton Woods, Beazer Homes, DR Horton, First Texas Homes, Mattamy Homes, M/I Homes, and Pulte. This initial phase will include around 1,300 homes, with home prices to be determined at a later date.
Alpha Ranch aims to provide over 100 acres of green space, two elementary schools, and a middle school upon completion. The development also reserves 100 acres for multifamily, commercial, and retail use. Centurion American has developed more than 100,000 single-family lots in North Texas since 1990 and sees Alpha Ranch as a model community for the emerging high-tech zone in Denton County.
The property lies within the newly created Alpha Ranch Water Control and Improvement District of Denton and Wise counties, joining three other special districts near the booming AllianceTexas area. These districts issue bonds to provide services for the developments, with property taxes and user fees often used to repay the debt.
