iver Central, a $2 billion mixed-use development near the DFW airport, has taken a major step forward with the Fort Worth City Council unanimously approving rezoning for nearly 57 acres on State Highway 360. This clears the way for the project's managing partner, David Hasenzahl of Hasen Design Build & Development, to bring his vision to life.
The development will span over 400 acres and include a range of amenities such as 3,680 luxury apartments, 530 townhomes, 100 condominiums, 630,000 square feet of retail and entertainment space, 600,000 square feet of office space, 710 hotel rooms, and 50 acres of open space. Gensler is the architecture firm behind the project.
Hasenzahl describes River Central as a "transit-oriented development" that will be a true destination with entertainment options. The site is located near the CentrePort rail station, about five miles south of the airport. While development is still several years away, with the floodplain reclamation project not set to begin for 12-18 months, Hasenzahl is optimistic about the project's potential.
Notably, over half a million square feet of office space has already been leased to companies like Pepperidge Farms and Allstate. The development's final building could be complete in 10-15 years, making it a significant addition to the DFW area.
