By 2034-35, the estimated requirement stands at over 4 billion square feet, fueled by a projected increase in student enrollment across K-12 and higher education segments from 360 million to 432 million, according to a report by CBRE. The consultant's report highlights that technology integration, innovative building designs, and a focus on health and safety will define the education real estate landscape.

    As the sector evolves, educational buildings are shifting away from traditional classroom setups towards collaborative spaces that encourage teamwork and group learning. Sustainable design elements such as energy-efficient systems and natural lighting are becoming increasingly common to reduce environmental impact. To accommodate diverse teaching methods and activities, modern educational building designs prioritize flexibility, allowing for dynamic learning environments.

    The report also projects a surge in land demand due to the expansion of educational institutions. As stakeholders seek suitable locations, municipalities across Tier-1 cities will likely unlock potential land for schools or colleges, while aggressive expansion in Tier-2 and Tier-3 cities will fuel land demand for new infrastructure.

    CBRE's Anshuman Magazine notes that the "flight-to-quality" trend is driving schools to prioritize flexible learning spaces, inclusive design, and health and safety. Rami Kaushal adds that India's large talent pool and emergence as a global business destination align with the real estate sector's current trajectory, fueled by government policies that will boost demand for quality educational realty assets.
