The subsidiary EfTEN Härgmäe OÜ acquired the logistics center in October for €8,314 thousand, including an advance payment of €515 thousand made in September. The acquisition was financed through a bank loan of €7,300 thousand and the fund's own resources. The initial rental yield on this investment is 7.6%.
The weighted average interest rate on the fund's subsidiaries' bank loans decreased to 5.26% by the end of October, down from 0.09 percentage points over the month and 0.63 percentage points from the beginning of the year.
For the first ten months of this year, EfTEN Real Estate Fund AS earned a total consolidated rental income of €25,615 thousand, up 1.2% compared to the same period last year. The net rental income (NOI) from investment properties was €24,717 thousand, increasing by 0.3% over the same period.
The fund's EBITDA for the first ten months was €21,808 thousand, a decrease of 0.1% compared to the previous year. Consolidated free cash flow was €8,924 thousand, down €709 thousand from the same period last year due to increased EURIBOR rates.
Based on the ten-month results, the potential gross dividend for the fund is 65.99 cents per share, a decrease of 7.2% compared to last year. The management aims to propose a dividend payment of €1 per share in spring 2025, pending refinancing agreements for certain low-leverage subsidiaries' loans.
As of October 31st, EfTEN Real Estate Fund AS's net asset value per share was €20.2779 euros, with EPRA NRV at €21.0996 euros. The net asset value increased by 0.7% in October.
