Emerson plans 300+ homes near Matoaca Middle School with luxury estate lots

311-home subdivision, Marlbank Farms, is proposed for the Matoaca area of Chesterfield County. Local developer Emerson Cos. has filed plans with the county to build on over 200 acres along Hickory Road, across from Matoaca Middle School. The project would consist of two sections: smaller lots grouped closer to Hickory Road and 1-acre "estate lots" deeper in the site.

    The estate lots would cover about 36 acres, including common areas and greenspace, with a stub road connecting to potential future development east of the site. Smaller lots would have 55-foot widths and feature one- and two-level homes with garages, according to conceptual elevations submitted.

    Emerson Cos. acquired the parcels from Reed's Landing Corp., which had been under contract for the site since 2007. The project was reworked to accommodate sewer connections for smaller lots, and Emerson is seeking a waiver for the estate lots. He believes this unique mix of lot sizes will allow them to hit two price points.

    The subdivision would include amenities such as a community area with gathering spaces, playgrounds, dog parks, and pedestrian paths. The project requires rezoning and conditional-use planned development approval, which are currently under review. If approved, construction is expected to begin in at least two years, pending economic conditions.

    Emerson Cos. has several other projects in the pipeline, including Enon Corner, a 200-townhome development near North Enon Church Road and Route 10. The company also plans to redevelop the YMCA building in downtown Richmond and an 11-story residential tower on the same city block.
