erit Energy has relocated its headquarters from the Galleria area to Two Lincoln Centre in north Dallas, securing a significant lease deal. The oil and gas operator will occupy over 104,000 square feet across three floors in the 19-story building at 5420 Lyndon B. Johnson Freeway. This move marks one of the city's biggest office leases this year.

    The landlord, Nuveen Real Estate, worked with Cushman & Wakefield to relocate existing tenants and accommodate Merit Energy. The lease agreement involved careful negotiations between Matt Schendle, Zach Bean, and Mary Frances Burnette representing Nuveen, and Jeff Ellerman and John Ellerman representing Merit Energy.

    Two Lincoln Centre's recent multimillion-dollar renovations likely contributed to the appeal of this location. The complex features outdoor tenant spaces, a food hall, wine market, coffee shop, and concierge service, as well as a connection to a 500-room Hilton hotel with updated amenities. This move reflects the trend of companies seeking desirable office space with premium amenities in a city where the current vacancy rate is around 26%.
