QT Real Estate has partnered with ByggVesta to develop a build-to-rent residential campus in Flemingsberg, a rapidly growing medical and educational district in southern Stockholm. The development will comprise over 800 rental homes targeted at young professionals, researchers, and students, with the first phase expected to be completed by 2026.

The EUR 150 million investment covers two phases of the project, with the second phase consisting of 388 homes. This follows EQT Real Estate's initial investment in the development's first phase, which comprises 417 apartments currently under construction. The rental homes will serve the area's growing population, including those working at the nearby Karolinska Institute and Södertörn University.

The properties will be developed with sustainability in mind, featuring solar panels, social areas, and climate-compensated concrete, meeting the Miljöbyggnad Silver ESG certification for residential assets in Sweden. The development is part of a larger plan to transform Flemingsberg into a thriving hub for research, healthcare, and education.

EQT Real Estate's Investment Director Erik Körner noted that the company aims to create thoughtfully designed, energy-efficient homes accessible to the people who live and work in this dynamic part of Stockholm. Tom Livelli, Partner and Head of Living Strategies, added that the project reflects EQT Real Estate's commitment to addressing Europe's housing challenges through long-term investment in sustainable living environments.

The development is expected to benefit from significant public and private investment, including the Stockholm South Business District, which will bring 50,000 workers, residents, and visitors by 2050. The properties are directly adjacent to major transit hubs, making them easily accessible to central Stockholm.
