When it comes to buying a home in Manhattan, Erin advises: "Love your neighborhood." If you don't love where you live, you'll likely want to leave soon. She also recommends thinking of your purchase as a long-term investment, not just a temporary place to live. Don't rush into a decision – do your due diligence and inspect the property thoroughly.
Before making any big changes or renovations, Erin suggests considering the market and your future demographic. "Make sure that if you do any sort of renovation that you're doing renovation with the market in mind," she says. This means understanding who will be living in the area in the future and what they'll want from a home.
Erin also shared a "secret" tip: consider a 1031 tax exchange before buying and selling. This can help you save on capital gains tax if you're able to locate another property within six months and use the gains towards that purchase. Finally, when selling your home, it's all about presentation – marketing is key, and finding an agent who can showcase your property uniquely and strategically will make a big difference.
