The 2506 N. Mannheim Road site will house 72 one‑bedroom and eight two‑bedroom units for residents 62 and older with incomes at or below 60% of the area median income. Pre‑leasing will start in spring 2026, with occupancy expected by summer. The project also introduces a new public amenity: the adjacent Carl Fiorito Senior Center, a one‑story community hub offering programs, activities, and services for older township residents. Its foundation slab is already in place. Weese Langley Klein Architects designed both the apartments and the senior center, which will feature a community room, fitness area, lounge, laundry, patio, and a large kitchen, staff offices, conference room, and outdoor space. On‑site parking will serve residents, while a separate lot will accommodate the senior center. F.H. Paschen, the general contractor, has finished the concrete block masonry and precast plank structure, raising the building to four stories. The crew is now installing mechanical, electrical, plumbing, and fire protection rough‑ins, then will tackle drywall, windows, and façade finishes over the next few months. The development is a centerpiece of Leyden Township’s Moving Mannheim Forward initiative, aimed at revitalizing the Mannheim Road corridor. Financing comes from the Illinois Housing Development Authority, Bank of America, Hudson Housing, Leyden Township, and the Cook County Department of Planning and Development, with Mesirow Financial underwriting the IHDA loan and leading the township’s general‑obligation bond issuance. Leyden Senior Apartments sit near major retailers, including a Jewel‑Osco, and are close to restaurants, stores, Leyden Township Hall, the Franklin Park Public Library, the Franklin Park Metra station, and several bus routes.
