Fayetteville University Apartments Sell for $8 Million in Major Deal

56-unit apartment complex near the University of Arkansas in Fayetteville has been sold for $8.05 million, with a purchase price of $143,750 per unit. The new owner is BH Land Mgmt Group LLC, led by John Daniel Benninghoff, which provides housing for UA and other college communities.

    The seller was NWA Crown Ridge LLC, based in Park City, Utah, which bought the property for $5.3 million in March 2022. The complex, built in 1998, features one- and two-story buildings on 4.06 acres with amenities including a pool and picnic area.

    A three-year loan of $8.96 million was provided by Fayetteville-based Signature Bank of Arkansas. City Title & Closing LLC served as the title agent.

    In Rogers, a 60,000-square-foot office building on North Eighth Street has been sold for $5.4 million, or $90 per square foot. The buyer is Roselawn School Development LLC, managed by Annette Iraola, while the seller was Rogers 60 K Project LLC, managed by Josh Kyles.

    The building, built in 2005 and renovated in 2013, features 585 parking spaces on 8.53 acres. A loan of $6.5 million was paid by the previous owner, Transamerica Life Insurance Co., in December 2018.

    In Centerton, over 50 residential lots have been sold for $4.92 million, or $94,750 per lot. The buyer is XNA Developers LLC, managed by Michael K. Dzurik, while the seller was XNA Properties LLC, which Dzurik also manages.

    A one-year loan of $3.1 million was provided by Choudrant-based Origin Bank. City Title & Closing LLC served as the title agent.

    In Fayetteville, two commercial buildings and a multifamily property have been sold for $3.8 million. The buyer is FoxDen Capital, led by Todd Denton, while the seller was Waller Investments LLC, managed by Judy C. Waller.

    The properties, built in 1945, 1960, and 1906, feature a combined 15,923 square feet of commercial space and 2,743 square feet of multifamily space. Five-year loans worth $20.74 million were provided by Pine Bluff-based Simmons Bank.
