n Florida's Emerald Coast, a hidden gem has emerged as a haven for homebuyers priced out of the state's booming housing market. Sandestin, a tranquil oasis nestled in the Panhandle, is gaining traction as an attractive alternative to its more famous neighbors like Miami and Key West. With prices significantly lower than those in nearby markets, this coastal community is drawing attention from buyers seeking a more affordable slice of paradise.

    The Agency, a global real estate brokerage with a presence in 12 countries, reports that Sandestin has seen a notable surge in activity, with 114 single-family homes and 154 condominiums sold in 2024. The area's picturesque landscapes, vibrant community amenities, and luxury lifestyle make it an increasingly compelling option for those considering a move to the Sunshine State.

    While prices have appreciated over the past five years, rising by 25.5% in Miramar Beach, they remain more moderate compared to nearby areas like Santa Rosa Beach. For instance, the median listing price in Santa Rosa Beach has nearly doubled since February 2020, jumping from $765,000 to $1.3 million in February 2025.

    The disparity in prices can be attributed to the mix of home types in each area. Sandestin is predominantly condos (70%), whereas Santa Rosa Beach consists mainly of single-family homes (75%). However, even when comparing single-family homes alone, Miramar Beach emerges as a significantly more affordable option, with a median listing price of $1.25 million compared to $1.6 million in Santa Rosa Beach.

    As demand for coastal living and luxury amenities continues to drive interest in Sandestin, the area's unique blend of affordability and lifestyle appeal is likely to make it an increasingly attractive destination for homebuyers seeking a more affordable slice of paradise on Florida's Emerald Coast.
