The three-bedroom unit, which spans 3,134 square feet and is located in unit 610, was purchased by Branch in 2021 for $3.6 million. The property is currently on the market for nearly $5.2 million with Douglas Elliman's Julian Cohen as the listing agent.

    In Miami-Dade County, seven residential contracts were recorded last week for properties worth $4 million or more. These properties include five single-family homes and two condos, with a total asking dollar volume of nearly $58 million. The most expensive property on the list is a waterfront single-family home in Miami Beach, asking $15.3 million. The three-bedroom and four-bathroom house on Hibiscus Island is listed with One Sotheby’s International Realty’s Allan Kleer and Fabian Garcia-Diaz.

    The single-family homes that went into contract last week totaled $48.3 million in asking dollar volume, averaging about $9.7 million each. The average time spent on the market was about 232 days, with one property spending more than 1,000 days on the market.

    The two condos included in the report totaled $9.5 million in asking dollar volume, averaging $1,281 per square foot. The average asking price was about $4.8 million, and they spent an average of 90 days on the market.

    In summary, residential properties in South Florida are thriving, with luxury contracts reaching $164 million last week in Miami-Dade County. The Surfside deal led the way, followed by other impressive properties in Coral Gables and Coconut Grove.
