exGen Properties of Greenwood Village has taken ownership of Corporate 25, a three‑building, multi‑tenant office campus at 7200 S. Alton Way. The 134,598‑sq‑ft complex was sold in an all‑cash deal for an undisclosed amount that fell well below replacement cost, according to a Cushman & Wakefield release. Aaron Johnson and Jon Hendrickson of Cushman & Wakefield represented the seller, Graham Street Realty.

    Corporate 25 is a small‑tenant campus noted for its prime location with direct visibility to I‑25. Buyers were drawn to its spec suites, upgraded common areas, strong historical occupancy, and the low capital needed to sustain leasing momentum. The property, built in 1980, is 90 % leased to more than 40 tenants across diverse sectors, including Westrian Group (JR Engineering), Hillary A Reed Interiors LTD, Fast Enterprises, Behavior Frontiers, and FedEx.

    Matt Bernstein, VP of acquisitions at NexGen, said the deal offered a well‑located, amenity‑rich asset at a compelling price. The campus features flexible floorplates with average suites of about 2,400 sq ft, an on‑site fitness center with showers and lockers, shared conference rooms, storage, private decks, and rooftop patios. Recent capital improvements exceeding $3.5 million include elevator modernization, boiler replacement, parking lot upgrades, and extensive tenant improvements. During the marketing period, occupancy rose from 83 % to 90 %, and nearly 80 % of suites were upgraded for immediate occupancy, reducing tenant improvement costs.

    Travis McNeil, President of NexGen, highlighted the all‑cash purchase as a competitive advantage in a challenging capital market. He noted that the small‑suite profile creates an “apartment‑style” office asset that can weather further leasing headwinds, and expressed confidence in the firm’s value‑add strategy and risk management.

    This acquisition follows NexGen’s purchase of 384 Inverness from Graham Street Realty in June 2023. Cushman & Wakefield’s Zach Williams, Nate Bradley, and Ryan Stout will handle leasing, while Griffis Blessing Inc. will manage the property.

    Corporate 25 sits near Park Meadows Mall, The Inverness Denver Golf & Spa Resort, Centennial Promenade, Club Greenwood, Centennial Airport, and is less than a mile from the Dry Creek Light Rail Station.
