reystar Real Estate Partners has opened a six-building modular apartment complex in Coraopolis, Pennsylvania. The complex, dubbed "Ltd. Findlay," marks the company's first modular build in the country and features 312 apartments ranging from 660 to 1,375 square feet. Amenities include a gym, amphitheater, and bocce courts, with monthly rents starting at $1,400.
Located about 15 miles outside of Pittsburgh, Ltd. Findlay was built using alternative construction methods that reduce costs and timelines. Greystar cut its traditional construction timeline by 40 percent and saved 10 percent on the project compared to a typical build in the area.
While modular construction offers several benefits, it also comes with challenges such as limited customization options and transportation obstacles. To mitigate these issues, Greystar is sticking to developments within 600 miles of its production facility in Knox, Pennsylvania. The company has six more projects in development at this site.
Modular construction is gaining popularity, with the annual market share tripling from 2015 to 2023 according to the Modular Building Institute. Despite the challenges, Greystar's modular approach aims to provide efficient and cost-effective solutions for its apartment complexes.
