uxury home sales in Austin gained momentum last week, with eight deals signed for homes asking over $2 million. This indicates that expected demand is starting to materialize. The total deal volume for the week was $21 million, a decrease of $5 million from the previous week.
The biggest deal was for 5608 Woodview Avenue, listed at $3 million by Eklund Gomes and The Leaders Realty. This five-bedroom home in Allandale features large windows, multiple living areas, and an open floorplan spanning 4,600 square feet. Another notable sale was 1504 West 9th Street in Clarksville, under contract for just under $3 million.
The average price point for the eight deals was $2.6 million, a 60% decrease from the previous week. The homes' days on market increased to 156 from 79. New luxury listings also saw an uptick, with 15 more hitting the market than the previous week, bringing the total to 274 active properties asking over $2 million.
The priciest new listing was for a West Lake Hills home relisted at $6.9 million on Monday. This Mediterranean-style home features five bedrooms and sits on 1.3 acres, asking $1,355 per square foot.
