olland Partner Group has shifted gears from a stalled office building plan to a 370-unit apartment complex in Santa Monica. The Washington State-based developer, led by Clyde Holland, has filed plans for an eight-story project at 1633 26th Street, near Bergamot Station. This site was previously eyed for a 190,000-square-foot office building by Kilroy Realty, which paused the project due to high construction and labor costs.

    Kilroy still owns the property, having purchased it in 2014 for $25.2 million. The company has authorized Holland to build apartments, but terms of their agreement remain undisclosed. The proposed complex would feature one-, two- and three-bedroom units above ground-floor shops and restaurants, with a two-level underground garage serving 527 cars.

    To accommodate the larger building size, Holland will employ density bonus incentives in exchange for 37 affordable apartments catering to low-, very low- and moderate-income households. Designed by AC Martin, the U-shaped building would wrap around a central courtyard, blending into the surrounding blocks dominated by office buildings. This project marks another residential development in the area, following recent applications for four high-rise buildings with over 1,500 units at 3030 Nebraska Avenue.

    Holland Partner Group has developed 80 urban infill apartment projects across five states, totaling nearly 20,000 units valued at $10 billion since its founding in Vancouver, Washington in 2001.
