Housing Development Zoning Change to Be Considered at November Council Meeting

he West Bend common council will discuss rezoning a 34-acre parcel on November 11, 2024. The land is located northeast of South 18th Avenue and CTH NN. Neumann Homes proposes building 95 single-family homes with prices ranging from $425,000 to $475,000.

    At the Plan Commission meeting on November 6, neighbors expressed concerns about the development's density. They questioned how it would affect traffic, safety, and the rural atmosphere of the area. Some members of the commission also raised similar concerns.

    The proposed development includes ranch homes or two-story homes with an average size of over 1,900 square feet. Bryan Lindgren, representing Neumann Homes, stated that the city's development will look different from the town and that the project provides much-needed housing.

    Neighbors cited issues such as excessive speed on 18th Avenue, potential impact on Silver Lake and Quaas Creek, and lack of notification about the meeting. They also questioned why the city would rush to approve the plan without adequate data or consideration for safety.

    The Plan Commission voted in favor of rezoning the land from a business park to RS-4 single-family residential. The item will now go before the common council. Lindgren stated that the developer would consider the commission's and council's recommendations, but ultimately has the option to move forward with their plans or abandon the project.

    The proposed development has sparked concerns among neighbors about density, traffic, and environmental impact. They have asked for more time to review the plans and for consideration of green space and alternative solutions. The common council will discuss the issue on November 11, 2024.
