on Sargent, Kroger’s interim chief executive and former Staples CEO, has added a high‑end Boston townhouse to his holdings. The five‑story Back Bay property at 362 Marlborough St. sold for $11.5 million, a price that exceeded its $10.99 million listing. The deal closed in early December after several bids were received within days of the home hitting the market.
The corner‑lot brownstone, built in the 1890s, spans roughly 5,600 sq ft and was previously owned by former Boston Celtics co‑owner Steve Pagliuca and his wife Judy. They bought the building in 2015 for $5.1 million when it was split into two condominiums and later restored it to a single‑family residence. The renovation preserved historic brickwork while adding modern luxuries such as an elevator that serves all levels, two kitchens, four bedrooms, three full baths, and four half baths. Custom millwork, a roof deck, a terrace, and a balcony provide outdoor living space, and a heated walkway and driveway with garage parking add convenience in the historic district.
George Sarkis of the Sarkis Team at Douglas Elliman handled both sides of the transaction, making it one of the most notable sales in Back Bay this year. The property’s corner exposure and three sides of windows attracted immediate interest, a rarity for townhouses in this part of the neighborhood. Back Bay continues to command premium prices, with the median home price reaching about $1.4 million in October, according to Redfin.
Pagliuca, a former Bain Capital co‑chairman, was part of the Celtics’ ownership group until the franchise was sold for a record $6.1 billion this year. The sale of the townhouse underscores the sustained demand for luxury brownstones in Boston’s most coveted blocks.
