$9.5 million residential project is underway in Uptown, with the Chicago Plan Commission approving a proposal to replace a vacant lot at 936 West Leland Avenue with a five-story, 32-unit apartment building. The development will cost approximately $297,000 per unit and feature six studios, 11 one-bedrooms, 14 two-bedrooms, and one three-bedroom unit, with six of the apartments designated as affordable.
The project must adhere to guidelines set by the Lakefront Protection Ordinance, which regulates developments along Chicago's Lake Michigan shoreline. The building will offer private balconies, community amenities like an exercise room and rooftop deck, and a six-vehicle parking garage accessed from the rear alley.
A recent City Council decision allowed for increased density and a 77-foot building height on the property, paving the way for the project to move forward into the permitting phase. The developer has also received approval for its Lakefront Protection Ordinance application.
In related news, Catapult Real Estate Solutions is planning a seven-story, 91-unit apartment building at 4000 North Sheridan Road in Uptown, replacing the existing Holiday Club lounge and bar.
