ehi Real Estate Update: August 2025
Compared to last year, the market has seen some shifts. In August 2025, 130 homes were sold, a slight decrease from 134 in 2024. The average home price rose to $679,382, up from $629,359 in 2024. The median home price also increased to $606,500.
Homes are taking longer to sell, with an average of 56 days on the market compared to 40 last year. However, the average square footage remains steady at 3,015 sq. ft., and the average price per square foot is now $231.02.
The most expensive home sold in August was a luxurious property priced at $2,637,700 with six bedrooms, five bathrooms, and over 6,300 sq. ft. of living space on nearly half an acre.
In contrast, the least expensive home sold was a condo with three bedrooms, two bathrooms, and 1,220 sq. ft. for $315,000.
Currently, there are 265 existing homes and 72 new construction listings available in Lehi. A notable 67 of these listings exceed $1 million in price.
